You may be one of many homeowners eager to have a “finished basement”. With that said, in many cases, before your basement is done, an egress window could be a necessary addition. Whether you need one or simply believe it would be a great addition, below you’ll find some information that will explain why egress windows are a great addition to any basement.
What is an Egress Window?
An egress window is an opening that provides an escape in the invent of a fire. The opening needs to be large enough to provide safe passage. Just based on this reason, we recommend that you give installing an egress window some thought. Due to their benefits, it may even be a coding requirement in your area. On a more minor, but still valuable note, egress windows also allow more natural light into your basement.
What are the Requirements for an Egress Window?
According to the International Residential Code, an Egress window must meet the final requirements. (Please note that you should check your local code to make sure everything you plan to install is up to code with any local ordinances).
- The bottom of the egress window can’t be more than 44” from the finished floor.
- The minimum opening area of the egress window should be 5.7 feet.
- The minimum opening height for an egress window should be 24” high.
- The minimum width for an egress window opening should be 20” wide.
It is also a requirement that your egress window well stays clear. If the window well is deeps, a ladder may be needed to climb it. It would prove useless to escape through a window only to find out that you can’t leave the well.
Do you Need an Egress Cover?
Although it isn’t required, an egress cover would come in handy for safety reasons. Since there’s a wide opening, an egress well can become a property hazard. This would especially be an issue if you have children playing in the area or if it’s a common walk path for adults.
Should I Install an Egress Window on my Own?
In the event that you want an egress window installed, we would highly recommend that you reach out to licensed professionals for a few reasons. A proper egress window installation involves permitting, code adherence, and a substantial amount of potentially complicated labor. If mistakes are made, it could cause issues for your foundation and may cause a failure in your egress window. Since the main reason for owning one is a safe escape, this isn’t a part of the home you want to take chances on.
